JAMES E. EMMONS

President

 

Mr. Emmons is the President of The Emmons Company/Professional Management Associates. He was raised in La Mirada, California and received a B.A. from Claremont McKenna College in Claremont . He did postgraduate studies at Claremont Graduate School and California State University, Fullerton. Jim worked on the Washington, D.C., staff of the U.S. Congressman from the San Gabriel Valley before serving as Assistant to the City Manager of Brea. He was appointed as the first City Manager in two newly incorporated cities – La Habra Heights and Westlake Village. After serving over a decade as a City Manager he decided to pursue business by founding The Emmons Company, a community association management company. The company has grown to encompass four offices – San Diego, Orange County, Inland Empire and Los Angeles County. Jim is very involved in charitable and community work. He was twice elected to the Westlake Village City Council, serving several terms as Mayor. He served on the Board of the Channel Islands Chapter of C.A.I. and the founding Board of Directors of a local B.O.M.A. Chapter. He and his wife Kathleen (a clinical pharmacist) reside in Orange County.

   

CHERYL CARLSEN

Director of Accounting

 

Ms. Carlsen has served as the Director of Accounting for The Emmons Company/Professional Management Associates since 1988. Each association is assigned a full-charge bookkeeper who has a minimum of 10 years experience with our Company. Ms. Carlsen received her Bachelor of Science Degree in Accounting from Golden Gate University. Prior to joining our company, Cheryl served as Assistant Controller of a large real estate development company and was responsible for the homeowner association accounting division. Cheryl oversees the accounting for every association managed by the Company using a Windows NT network with PSI software. Cheryl works closely with Association Treasurers to personalize the company’s accounting services.

PAMELA A. BELL, PCAM, CCAM

Regional Manager and Director of Administrative Services

 

Ms. Bell possesses unique specialized experience in the construction management aspects of association management. In addition to over 12 years of association management experience, two years of which included supervision of an $8 million reconstruction project where she oversaw the activities of the association's general contractor, engineer and architect. Pam received an A.A. in Business from Black Hills State University in South Dakota. She holds the prestigious PCAM, CCAM and CMCA designations. Pam is a member of Community Associations Institute (CAI), has served as an Associate Director for the local chapter and as a member of the CAI Social Committee. Ms. Bell is the Administrator in charge of all administrative service activities in the Orange County Regional Office.

   

RON CONNORS, CCAM

Senior Association Manager / Business Association Specialist

Mr. Connors has worked in the community association management industry for over five years and has developed a reputation among his clients for bettering communications between the Board and homeowners that he serves. Ron Connors has become an expert at the management of business park associates, which is a specialty within the industry and a special niche within the firm. Ron is active not only in the community management industry but also in other aspects of property management. He has received the following designations: Certified Community Association Manager (CCAM), Association Management Specialist (AMS), and Certified Apartment Manager (CAM). He was the 1999 recipient of the award for Property Supervisor of the Year from the Apartment Association of Southern California. Ron is currently pursuing his Professional Community Association Manager (PCAM) designation. Ron possesses extensive management experience from an exemplary 22-year military career in which he served in all aspects of personnel supervision and administrative operations.

   

DEBORAH BOYD, CCAM

Senior Association Manager

 

Deborah has a background in banking, where she worked for many years prior to association management. Deborah comes to The Emmons Company with nine years experience in the field of association management. She entered the industry as a receptionist in 1992 and has worked her way up to Association Manager. Deborah has extensive experience with construction defect litigation and supervision of the reconstruction of an entire condominium project, following a $6.8 million settlement. She was raised in Connecticut and California and currently resides in Dana Point with her husband and daughter. Debbie is a certified member of the California Association of Community Managers (CACM).

   

CYNTHIA DAVIS, CCAM

Senior Association Manager

 

Cynthia is a talented and highly respected community association manager with over 12 years of management experience. She has extensive experience with single family and condominium neighborhoods. She takes pride in every neighborhood that she manages in order to ensure that property values are maintained at the highest level. Cynthia possess a Bachelor of Arts Degree from California State University, Fullerton. Prior to entering association management, Cynthia worked for the National Park Services as a security officer in Yosemite National Park. She is an Orange County native and resides in Aliso Viejo. Cynthia is a certified member of the California Association of Community Managers (CACM).

   

BARBARA PETERS, CCAM

Executive Manager

 

Ms. Peters entered the association management field twelve years ago and is an expert in managing condominium associations and planned unit developments. Prior to managing associations, she specialized in retail center management, where she managed numerous neighborhood and community malls in the Orange, Los Angeles and Ventura counties. Barbara attended Orange Coast College and UCLA. She is a licensed Real Estate Agent and obtained her CCAM designation. Aside from her career in Property Management, she is involved in various community activities throughout Orange County.

   

BETH M. WILLIAMS, CAM

Association Manager

 

Ms. Williams serves as an Association Manager in the Orange County Division, managing single-family and condominium associations.  Prior to joining our company, Beth was in the residential Property Management field, where she was responsible for the day to day management of 20 employees and 300 residential units.  She is certified in apartment management (CAM).  Beth began her career in the association management business in 2001, and has a solid foundation in customer service, with strong association management skills.  Beth is active with a number of charities, and was a Senior Flight Attendant with United Airlines. She has also worked with the Cleveland Cavaliers as a Concierge.

 
   

MARY ANNE WILKERSON

Association Manager

 

Ms. Wilkerson has over 20 years of management experience, in which she has worn many “hats” throughout her career.  These include: serving as Department Manager for a major marketing firm supervising over 35 employees; serving as Executive Assistant to the President of a leading Architectural firm; and, property manager for a major commercial property management company with diverse properties, including high-rise projects.  Mary Anne is a highly organized and efficient manager who, over the years, has been awarded numerous accolades for her property management performance.

JULIE BIGELOW, PCAM, CCAM

Regional Manager, San Diego/Menifee

 

Ms. Bigelow serves as Regional Manager of the San Diego and Menifee Divisions, where she manages associations throughout the Counties. She is a member of the California Association of Community Managers (CACM), and has earned the Certified Community Association Manager designation. In pursuit of this designation, Ms. Bigelow earned CACM's Vision Award as a result of achieving the highest test score in California. Ms. Bigelow has also achieved the very distinguished Professional Community Association Manager (PCAM) designation, the highest achievement in the industry. Prior to joining The Emmons Company/Professional Management Associates in 1993, Ms. Bigelow worked as a commercial property manager in Los Angeles County, where she was responsible for responding to the needs of over 2,000 tenants and contributed to the marketing and promotional development of a large commercial project. Ms. Bigelow received her Bachelors degree from Loyola Marymount University in Los Angeles.

   

DENISE BENHAM-HILL, CCAM

Senior Association Manager

 

Ms. Benham-Hill has been involved in the Community Association management field since 1998. She possesses a variety of experience in managing new developments, condominiums, single family homes and high rise units. Ms. Benham-Hill has a California State Real Estate license and possesses the CCAM designation. She enjoys providing outstanding customer service and thoroughly enjoys interaction with homeowners and Board members.

 
   

CLAUDIA SITTA

Association Manager

 

Ms. Sitta serves as an Association Manager in the San Diego Division, managing single-family, townhomes/condominium, and business park associations. She is a member of Community Association Institute and is pursing the California Association of Community Managers (CACM) designation. Claudia began her career in the association management business in 1996 and has extensive experience successfully managing associations ranging from 33 to 721 units. She has an Associates degree in accounting and considerable accounting experience. Claudia is a San Diego native.

   

COREEN FUJINAMI

Association Manager

Ms. Fujinami serves as an Association Manager in the San Diego Division, where she manages townhome/condominium, and business park associations. Coreen has a Bachelor of Arts degree from the University of California and a Masters in Business Administration from the Monterey Institute of International Studies. She was a Peace Corps leader in the Philippines. Prior to joining The Emmons Company/Professional Management Associates, Ms. Fujinami was in management for American Airlines, a college instructor and operated a complex transportation business. Highly organized with a close attention to detail, Coreen is very people oriented and an outstanding community association manager.
